Turkey is building a lot of new premium housing and we have compiled a list of the most interesting residential projects in Istanbul and coastal cities, both completed and under construction.
Swissotel Residences Bodrum Hill
Address: Muğla, Bodrum, Yokuşbaşı Mah., 1836. Sok., 7A6
This gated club community of 55 turnkey residences with an accessible roof area and maintenance included is under development in Bodrum. Set on a hill, even the ground floors provide a view of the Aegean Sea. Residents will enjoy indoor and outdoor pools, a restaurant-bar, a fitness centre and a spa with a Turkish bath and massage rooms.
The historical centre and the beach are a 10-minute drive or a 30-minute walk away. The village also has an exit to the D330 motorway, taking you to the airport in just half an hour. There are three schools and four kindergartens within walking distance, as well as supermarkets, pharmacies, coffee shops, restaurants serving national dishes, and beauty salons.
The floor areas of one- and two-storey flats here start from 92 square metres, while the most spacious villa occupies 558 square metres. Each villa will have a private garden and pool. Prices for the flats start at $924,300 and the most expensive villa costs $5,000,000.
These furnished residences come with a VRV cooling and heating system, floor heating, a fully equipped kitchen and bathroom, aluminium window systems and designer lamps.
The developer, Çağdaş Inşaat, known for building coastal hotels since 1987, plans to complete the project in the second quarter of 2024.
New buildings in Turkey
Koşuyolu Koru Evleri
Address: Istanbul, Uskudar, Tophanelioğlu Cad., 15C
The central Uskyudar district, near the famous bridge over the Bosphorus and Validebag Grove, is home to one of the city’s elite housing projects. Koşuyolu Koru Evleri comprises 13 eight-storey buildings with muted-brown facades.
All of the buildings have 24/7 security and video surveillance. The territory is planted with trees and shrubs and boasts a swimming pool, a fitness centre, and a playground.
The community is located near the major interchanges, so you can easily get anywhere in the city by car. There is also a metro station and a bus stop within walking distance, and the Capital One Shopping Centre is a 12-minute walk away. There are several schools, kindergartens and a city hospital nearby.
The areas of the flats range from 191 to 669 square metres. Each floor has only two flats. The floor plan of each residence includes three bathrooms and an extra storage room. Prices vary from $1,100,000 to $4,400,000. All housing is sold turnkey and furnished.
Koşuyolu Koru Evleri was completed in 2019. The developer, the Selçuklu Turizm ve Inşaat investment and construction group, has been working in the tourism and real estate markets since 1989.
The Cruise Collection
Address: Antalya, Aksu, Altıntaş Mah
This gated 12-storey residential complex inspired by the shape of a cruise ship is currently under construction in Antalya. All flats are sold fully finished. The building is located 3 kilometres away from the beaches of Lara and Kundu, awarded blue-flag status for their cleanliness. The complex will provide a swimming pool, a fitness centre, a water park, a library, a bowling alley, and a cinema. All flats have south-facing windows.
The developer plans to run free shuttles to the beach, shopping centres, and Antalya Airport.
The sizes of the homes here start at 87 square metres, with the most spacious one spreading over 186 square metres. The prices range from $259,800 to $1,600,000.
Buyers will also get furniture, a built-in kitchen and household appliances by the Swiss brand Franke.
The developer is using energy-saving technologies and renewable energy throughout this project. All flats boast ceramic underfloor heating and split air conditioning that help to balance the temperature.
The complex will be ready in the final quarter of 2023. The developer is KA Collection, on the Turkish real estate market for more than 45 years.
Skyline Residence
Address: Antalya, Alanya, Kestel Mah
Skyline Residence is an elite residential complex on the coast of the Mediterranean. The project consists of two blocks of 46 flats with a fine finish. The community is set to have a relaxation area, garden chess, a playground, indoor and outdoor pools, and a sauna.
All flats boast ceramic underfloor heating and split air conditioning that help balance the temperature. The beach is two minutes away. The major D400 highway will take you to Marmaris, Fethiye, and Antalya. The drive to the centre of Alanya takes 20 minutes, and the Gazipaşa-Alanya Airport is a 30-minute drive away.
Properties for sale include duplexes and flats. The flats range from 43 square metres to 130 square metres and each flat has a private pool and a terrace. Prices range from $210,000 to $605,000.
These finished flats feature kitchen cabinets, a granite kitchen working surface, tempered glass shower enclosures, and heat-insulated aluminium glazed windows.
Skyline Residence will be finished in the final quarter of 2023. The developer, IKY GROUP, has been working on the market since 2017 and has more than 30 projects in its portfolio.
NOA INN
Address: Antalya, Aksu, Altıntaş Mah
The premium Noa Inn project in Antalya, comprising two residential blocks with underground car parks, is currently in the second stage of construction. Block A has 32 flats, block B has 24, all with Noa Inns Boutique Hotel services included. The complex is home to outdoor pools, a sauna, a gym, a playground, a barbecue area, and an ornamental garden.
This new development is five kilometres from the airport. The nearest shopping centre, Lara Beach and Düden Park are a 15-minute drive away, while the city centre and the Old Town (Kaleiçi) are 20 minutes away.
The flats are between 58 and 150 square metres, both one- and two-storey. There are also 100 square metre units for sale, with their own garden. The prices range from $161,000 to $375,000.
All residences are sold with a fine finish, furnished, with a built-in kitchen and plumbing.
The developer, Simaş Yapı, has been building residential projects and infrastructure since 2008. Noa Inn will be completed in the second quarter of 2024.
In a Nutshell
All premium real estate in Turkey comes with fine finish and partial furnishing. Each property is sold with kitchen cabinets, plumbing, and in some cases, large household appliances from luxury brands.
This allows new residents to move in soon after receiving the keys. Investors, in turn, can immediately start renting out flats or villas and receiving return on their investments.
