Hayat Artificial Island is located in the resort area of Mina Al Arab, just off the coast. The island is connected to the mainland by a bridge, and the Sheikh Mohammed Bin Salem Road is just a 2-minute drive from the complex. The road to the airport of Ras al-Khaimah will take half an hour, and to the city of the same name, the center of the emirate - about 25 minutes. Sharjah, the third largest city in the UAE, is 50 minutes away. The drive to Dubai is slightly longer: 1 hour and 10 minutes. A 10-minute walk from the complex there is a public transport stop with a route to the center of Ras Al Khaimah.

In addition to residential apartments, Cape Hayat will have a large swimming pool with a recreation area, a fitness center, parking, including for charging electric cars. Restaurants and stores will open on the first floors. With its sandy beaches, parks and water sports facilities, Hayat is considered a quiet family island. The nearest supermarket is on the mainland, a 10-minute walk away, a large shopping center is less than 10 minutes by car. The medical center is a 15 minute walk (or a couple of minutes if driving).
