Villas, Apartments, and a Round Skyscraper: What’s New for Aldar?

Aldar Properties has been around since 2004 and is one of the country’s oldest developers. Aldar is one of the largest companies in the UAE that provides construction and investment services, as well as structure management services. 

What Does the Company Do?

Aldar Properties started off in the country’s capital, Abu Dhabi. Most of its projects are also located there, although its overall geography has expanded.

This developer works in six business segments:

  • real estate construction, sales, and management,
  • investments,
  • retail trade,
  • hospitality business,
  • education,
  • entertainment.

The company also builds theme parks, golf courses, and marinas.

In 2008, Aldar Properties became the first developer in the world to win the prestigious British SHP IOSH award for special merit in safety in construction. In 2011, the developer won a number of awards – the Cityscape Award for the best office and trading project (the Trust Tower skyscraper complex) for the best residential project (the Al Bandar residential complex), and for the best general layout (Yas Island).

The Company’s Biggest Projects

The company’s flagship projects are famous all around the world. The first project completed by the company was the grand Al Jim Mall in Abu Dhabi, which won an ICSC award from the International Council of Shopping Centres. 

The Aldar Properties headquarters in Abu Dhabi is the world’s first round skyscraper. The building is shaped like a seashell. The project won awards for Best Futuristic Design (Building Exchange, 2008, Valencia) and Best Architecture (CNBC Arabian Property Awards, 2009).

Another large-scale company project is Yas Island, an artificial island in Abu Dhabi with an area of 25 square kilometres and a cost of $36 billion. It features theme parks (Ferrari World, Yas Waterland, Warner Bros. World Abu Dhabi, etc.), the Yas Marina Circuit racing track housing Formula 1 races, as well as hotels and shopping centres.

Construction in Abu Dhabi

Aldar Properties is the key player on Abu Dhabi’s development market. The company’s projects have an enormous impact on the capital city’s skyline. Several projects are currently under construction in various parts of the emirate.

Aldar’s Projects on Yas Island

  • Yas Acres is one of Aldar Properties’ largest projects located in the northern part of Yas Island in Abu Dhabi. The 638-hectare property is very popular with buyers due to its large green zones, theme parks, famous racing circuit, luxury golf courses, and sandy beaches. There are a lot of shopping and entertainment facilities alongside residential properties. One of the latter is Yas Acres. The Dahlias is 120 high-end residences: townhouses, duplexes, and villas with picturesque spacious layouts. The residences are equipped with all the modern amenities. Each property has a balcony, a patio, a garage, and a swimming pool. All property types — except for some of the townhouses — have separate rooms for staff. Residents will be able to enjoy playgrounds, swimming pools, landscape parks, a tennis court, a golf course, barbecue and picnic areas, and a gym on the complex premises. All the best entertainment, leisure, and shopping spots on Yas Island are located nearby. The complex will be launched in 2025.
  • Yas Park Gate is a new residential complex by Aldar Properties that comprises luxurious three-, four- and five-bedroom villas. The sharp geometry of the house shapes brings out the best of Mediterranean traditions.
  • Yas Park Views is a premium residential complex. It will include 211 elegant detached villas with three to five bedrooms each. All properties will be designed in the Mediterranean style with two interior design options, in lighter and darker shades. Yas Park Views launch was announced at the end of 2022. Construction will begin in the second quarter of 2023 and finish in May 2026.
  • Lea Plots is dedicated to land plots specifically for the construction of residential villas. The project is a part of the Yas Island development plan. A residential complex on the seashore surrounded by luscious green parks and gardens makes space for wonderful strolls along pedestrian paths and the embankment.
  • Royal Oak is an exclusive residential complex in the middle of Yas, located between a golf course and a park. This complex sells high-end villas with four, five, or six bedrooms.
  • The Cedars is currently under construction. It will comprise townhouses and villas with high-quality interior décor. Residents will have access to a vast infrastructure that includes a nine-hole golf course, parks, schools, embankments, and athletic tracks. The layout also includes a country club with tennis and squash courts: a place for residents to socialise.
  • Water’s Edge is another complex on Aldar’s list. An exclusive district with 13 residential buildings on the eastern edge of the island, its houses are built surrounding their own canal and embankment. The complex’s luxury apartments will have an amazing waterfront view and each unit (a total of over 2000) will have different layouts: from studios up to three-bedroom apartments. The complex will also comprise a gym, a swimming pool, landscaped community space, a playground, indoor parking area, athletic and bicycle tracks, a barbecue area, and white sand beaches. There are many cafes, restaurants, and shops within walking distance.
  • Mayan comprises seven modern residential buildings. There are studios here, one- to four-bedroom apartments, as well as detached houses near a golf course, and waterfront villas. The units have an amazing view of the sea, the mangroves, and the Yas Links golf course.
  • Ansam has twelve six- to eight-storey buildings offering studios and apartments with one, two, or three bedrooms. Luscious parks, wellness and fitness facilities are located nearby.
  • Yas Golf Collection is a new resort project stretching across an area of 127,000 square metres. The perfect spot for golf-lovers, the complex has 1062 properties including fully furnished studios, one- to three-bedroom apartments, as well as swimming pools, fitness facilities, movie theatres, multiple restaurants, and barbecue areas.
  • Noya Viva is another of the company’s successful projects and had a very enthusiastic reception from buyers: within the first 48 hours of sales, 480 residential units were sold. After the first phase’s success, Aldar Properties launched a second phase with 480 more homes. There are separate open areas near each building and there will also be parks and recreational areas on the complex. All facilities will be concentrated in The Village, the area with shops, cafes, gyms, fitness and wellness facilities, and a library. The area will also house a school called Aldar Academies that will use the British curriculum. 
  • Noya Luma is the latest addition to Aldar Properties’ portfolio on Yas Island. This resort complex will comprise 189 detached villas. It will also have a swimming pool and its own park.

Aldar Projects on Al Reem Island

Aldar also has some interesting projects on Reem Island. This location offers a great selection of properties under construction. The island is one of the most popular spots to buy apartments in Abu Dhabi.

  • Reflection is one of the best Aldar properties on Al Reem. It comprises two towers with the view of the sea and the mangroves. The towers are separated by a park with barbecue areas, walking areas, and sports zones. There are lounge zones, gyms, swimming pools, and parking, alongside shopping units, cafes, and restaurants. Reflection is designed to house 374 apartments with different surface areas: 182 in one tower and 192 in the other one. The apartments will have living- and dining-rooms, plus balconies with an area between five and 18 square metres. The two- and three-bedroom apartments have walk-in wardrobes, while larger apartments will have staff rooms and two balconies on different sides of the building. 
  • The Bridges, a residential apartment building, comprises six medium-rise towers. This spot offers high-end modern apartments from studios to three-bedroom units. The area has schools, shopping malls, shops and cafes, a large park with skateboarding facilities and monkey trails for kids. The Bridges have direct access to the island’s canal as well as a view of the sea, the mangroves, and the urban landscape of the city.
  • Meera offers elegantly designed apartments. This 400-apartment complex made up of two twin towers was developed by the world-famous Woods Bagot.
  • Alreeman Land Plots offers land plots for further construction of individual villas. The new project will take up over 2.4 million square metres. and comprise 1635 land plots to be developed in three stages.
  • Fay Al Reeman is a collection of three- to six-bedroom villas. The surface areas range between 300 and 500 square metres, which makes them a perfect fit for big families.

Aldar Projects on Saadiyat Island

  • Al Zeina at Al Raha Beach, a luxury hotel with 1242 rooms including one- and two-bedroom apartments, is currently under construction.
  • Mamsha Al Saadiyat is a beach and residential complex with apartments and townhouses. It comprises nine buildings with 461 spacious residences. If you are looking for a place to buy or rent, this complex offers apartments with one to four bedrooms; nine penthouses (one in each building) with individual lift access, an infinity pool, a room for the driver, and private parking on the ground floor; and 47 detached townhouses with private gardens. Panoramic windows and spacious balconies will give you views of the Persian Gulf coast.
  • Grove Museum Views, yet another new residential project, was announced in 2022. The complex will house 102 apartments including studios and one- or two-bedroom apartments. All apartments will be equipped with built-in appliances and Smart Home technologies. A parking spot will be secured for each property owner. Construction will be finished in 2025.
  • Jawaher Saadiyat is a recently completed project. This exclusive private complex is located in the beach part of the island, right next to five-star resorts and golf courses. It comprises 83 residential properties (townhouses and villas) fronting golf courses. The buyers can choose four-bedroom townhouses and luxury villas with four to six bedrooms with modern design including elements of glass, stone, and wood. The infrastructure includes a kindergarten, swimming pools, gyms, and parks.
  • Saadiyat Reserve Plots is a new project that offers you three types of land plots for building residential properties. All in all, there will be 306 plots of various surface areas where you can build four- to six-bedroom houses.

A Project between Two Emirates

The list of Aldar’s new projects includes the second phase of the Al Ghadeer project on the border between Abu Dhabi and Dubai. It consists of maisonettes, townhouses, and villas. The project also includes a country club and a multifunctional space called Harvest with restaurants, farming facilities, and shops. The plan also includes schools and hotels.
