Considered one of the most prestigious areas in Dubai, housing prices in Palm Jumeirah have increased by more than 100% since the start of the pandemic. The average price in the luxury segment in 2022 amounted to 34,394 AED ($9365) for one square metre. 

These figures show that luxury housing in Dubai remains one of the most affordable in the world. For comparison, in autumn 2022 you could buy an apartment of 136 square metres in Dubai for $1 million. This amount would only be enough for 77.4 square metres in Miami, and 30.6 and 33.2 square metres in London and New York respectively. 

Responding to the demands of buyers of luxury housing, developers in Dubai are using state-of-the-art equipment and finishing. They also include other options in the most expensive properties, such as private pools with breathtaking views of the Persian Gulf, private gardens, and outdoor terraces along the entire perimeter of the property.

The Billionaire duplex penthouse in Burj Binghatti 

Price: 500,000,000 AED ($136,145,000)

The Burj Binghatti Jacob & Co Residences tower by Binghatti Developers in Business Bay will be finished in the second quarter of 2026. It is reported that it will become the world’s tallest residential building, taking the title from Central Park Tower in New York. However, the developer has not disclosed the final height of the building, likely wary of competitors planning a taller building.

This iconic 100-floor Dubai project will feature enormous crystal-like elements on the roof, a reference to the diamond-encrusted watch by the renowned American jewellery company Jacob & Co, a partner in this project.

Residents will have access to the infinity pool, spa, gyms, as well as private chefs, chauffeurs and bodyguards. 

It is reported that specialists from Jacob & Co will take part in penthouse interior design and each property will be named after one of the brand's chronometer models. 

The most expensive penthouse is called Billionaire — this is a two-floor seven-bedroom apartment with living rooms, an office, a cinema, a private infinity pool, a private gym, a billiard room, a sauna, and a steam room. The total area is 2,787 square metres.

Curiously, Burj Binghatti will not sell a property to anyone without preliminary verification. Potential buyers must complete a questionnaire and wait for confirmation from the development company before proceeding.

A penthouse in Palm Beach Towers  

Price: 365,000,000 AED ($99,380,000) 

Palm Beach Towers is one of the most anticipated high-rise luxury projects in Dubai. The Nakhneel development company aims to complete construction by 2026. 

Top floor residents of these towers, located right at the entrance to Palm Jumeirah, will be able to enjoy not only a magnificent sea view, but a view of the entire island. 

The building will have indoor parking, a concierge service, central air conditioning, a gym, a swimming pool, and a spa. Penthouse residents will have their own swimming pool, a jacuzzi overlooking the bay, and a private garden, as well as a private elevator.

Penthouses are 4645 square metres and the ceilings in the sitting rooms are up to seven metres high. Several rooms will have access to an outdoor terrace.

A four-level penthouse in The Royal Atlantis

Price: 180,000,000 AED ($49,000,000)

The Royal Atlantis Resort & Residences by Kerzner International and the Kohn Pedersen Fox Associates, one of the most preeminent architecture firms in the world, is located on Palm Jumeirah. Its residents will enjoy perfect views of the gulf and the island. The project comprises two 46-floor towers of multi-level blocks. The towers are connected by a bridge that accommodates a 90-metre infinity pool and a lounge area.

Most premises in The Royal Atlantis are hotel rooms. There are also 231 serviced residences ranging from 134 to 624 square metres. Some residences will have a separate hallway with an elevator and a private outdoor terrace with a swimming pool and a bar. 

The most impressive apartment is a four-level penthouse with a total area of 2342 square metres. Open spaces take up 810 square metres of this area.  

The apartment includes five bedrooms, two swimming pools, a jacuzzi, a private garden, a private gym, and separate indoor parking. 

The living room with floor-to-ceiling windows opens onto one of the two spacious terraces. The terraces are designed in such a way that you can enjoy the view of Palm Jumeirah and the Persian Gulf.

A two-floor penthouse in Serenia Living 

Price: 175,000,000 AED ($47,650,000)

Serenia Living by Palma Holding will be finished by the end of 2025. The project includes four buildings with a different number of floors (just like Royal Atlantis), located on Palm Jumeirah. In addition, one of the largest wellness clubs in Dubai is located here. It will include a modern indoor gym with a studio for individual training, a spa, a jacuzzi, a sauna, a steam room, and a unique ice pool.

Serenia Living will also feature a 88-metre infinity pool, a cinema, and an exclusive beachfront lounge. Open spaces occupy 70% of the project area.

One of the two penthouses for sale features a private infinity pool, a gym, a private garden, double-height sitting rooms, a private spa, and VIP parking. The total area of the penthouse is 2263 square metres, and the height of the ceilings in some rooms reaches 8.5 metres.

A three-floor penthouse in Raffles The Palm

Price: 153,500,000 AED ($41,790,000)

Just like The Royal Atlantis, Raffles The Palm is first and foremost a luxury hotel that also includes serviced residences. It is located on the west coast of Palm Jumeirah and offers its guests a private 500-metre white sand beach, indoor and outdoor pools, a 3000 square metre spa and six restaurants, including SOLA Jazz Lounge that was named the best hotel bar in 2022 by Condé Nast Traveler magazine.

Among the private residences available for purchase, one deserves special attention. It is a three-story penthouse ready for moving in. A spiral staircase from polished marble with transparent side railing runs through all three floors. The interior was designed by the studio of the Italian architect Francesco Molon. All furniture and crystal chandeliers were also made by hand in Italy.

The penthouse covers an area of 2224 square metres. It includes a private beach, a private pool overlooking the gulf and Dubai’s skyscrapers, a dining room, a fully equipped kitchen, several terraces, and a private spa.
