Record-Breaking Villas

There is not enough luxury property in the UAE to satisfy demand and so prices continue to rise. Prices grew by almost 5% in the first half of 2022 and in  the spring of the same year, Connor McKay, a millionaire broker, hit the news after selling the most expensive villa in Dubai for 280 million AED ($76.2 million). This buys the owner a total area of 3000 square metres, 10 bedrooms and a 79-metre private beach. With this sale, McKay broke his own record set in 2015 when he sold a villa for 185 million AED ($50.3 million).

However, his new record only lasted until later in the same year, when the Casa Del Sole villa sold for 302 million AED ($82.2 million). Designed and built by Alpago Properties, the biggest villa in Dubai is located on Billionaires' Row on the island of Palm Jumeirah. Alpago Properties is expected to complete the project by 2025 and these villas will sell for record prices.

In March 2022, B1 Properties, a well-known real estate company in the UAE, sold the Framed Allure villa in Dubai for $34,000,000.

Designed by Emre Arolat, the 3-storey mansion has a floor area of 2300 square metres. The house has seven bedrooms, each with a bathroom. You can move between the floors either by taking the white marble stairs or a private lift. A cinema and a gym are some of the facilities available.

Framed Allure has a surrounding garden with an outdoor swimming pool and lounge areas, where the whole family can spend time together or with guests. A private beach and a nightclub are just a few minutes’ walk from the villa.

Built by The Ritz-Carlton Mansion, the villa is located on the coast of Dubai Creek. Owners can enjoy panoramic views of the city and the embankment.

XXII Carat is another complex built on the man-made island. The name refers to the 22-carat gold leaf as there are 22 villas in this luxury complex. The Russian Forum Group is the developer of the project.

One of the most expensive properties in XXII Carat is a 2-storey Mediterranean-style villa with a total area of 1100 square metres. This villa has seven bedrooms with bathrooms and the floors are made of Italian marble, the chandeliers are custom-designed and the doorknobs are gilded.

The owners of the villa also get a 2000 square metre private beach with an outdoor heated pool and a spectacular garden with palm trees and ferns.
