Dubai Creek Harbour is a waterfront community project by Emaar Properties and Dubai Holding. The companies plan to finish the district within 10 to 15 years. Dubai Creek Harbour will include residential, entertainment, and commercial buildings, as well as all the necessary infrastructure. 

District Concept

Dubai Creek Harbor is a carefully planned waterfront community that stretches along Ras Al Khor Road. It occupies an area of six square kilometres which is bigger than the Dubai Marina or Downtown.

Dubai Creek Harbour consists of nine neighbourhoods: The Island District, The Canal District, The Business District, Park North, Central Park, Park South, The Retail District, The Sanctuary District, and The Urban Core. As the names suggest, each district will have its own purpose, making the entire Dubai Creek Harbour a city within a city.

Developers plan to create a large-scale and self-sufficient urban area. The construction will engage innovative technologies to minimise the impact on the environment. The developers claim that it is very important for them to create an eco-friendly space.

As of 2023, most of Dubai Creek's development is located on Creek Island. This includes elite residential buildings designed with all amenities and surrounded by the infrastructure necessary for life.

Who Is Building Creek Harbour

The Dubai Creek Harbour district is a joint project of Emaar Properties and Dubai Holding.

Emaar has been doing construction works in Dubai since 1997 and is known for creating unusual and ambitious buildings and communities. Emaar developed the project for the centre of Dubai, built the world's tallest skyscraper, Burj Khalifa, and the Dubai Mall (also one of the largest in the world). The Dubai Creek Harbour area, as envisioned by the company, will be the highlight of the project and, through innovative solutions, it will establish Dubai's reputation as the world’s megacity of the future.

Dubai Holding, Emaar's partner on this project, is owned by the ruler of Dubai, Sheikh Mohammed bin Rashid Al Maktoum. The holding includes several companies of different profiles with real estate and telecommunications on the list. Construction projects in the holding are the responsibility of Dubai Properties whose portfolio includes the well-known skyscrapers La Vie, 1 / JBR and Bellevue Dubai Towers, as well as large-scale complexes Jumeirah Beach Residence (JBR), and Dubailand.

Location

The Dubai Creek Harbour area has a unique location. It is being built in the coastal zone next to the Ras Al Khor sanctuary, but from here, you can quickly get to all important urban locations: a 10- to 15-minute ride to Downtown, 10 minutes to Dubai International Airport, 40 minutes will get you to Al Maktoum airport.

Infrastructure in the District

The Dubai Creek Harbour area comprises a central park, a marina, and an elite yacht club. A beautiful embankment from which you can enjoy the view of the sunset, and the skyscrapers of Downtown have been designed, as well as the Creek Beach pedestrian promenade area with a large sandy beach, swimming pools, and restaurants. Landscaped parks and picnic areas, gardens on the ground and on rooftops, and walking and cycling paths are also planned.

The district’s masterplan also stipulates the construction of kindergartens, schools, and medical clinics.

The huge ambitious project that will become the centre of Dubai Creek Harbour is the Dubai Square complex. It is a retail, hotel, and residential area of 2.6 million square metres, which will become a point of attraction for tourists and local residents.

District Sights

The unique Dubai Creek Tower is set to appear in Dubai Creek Harbour. It’s already world famous as it will be higher than the Burj Khalifa skyscraper, reaching 928 metres.

Dubai Creek Harbour is located next to the 620-hectare Ras Al Khor Wildlife Sanctuary, home to over 450 species of animals and birds, including pink flamingos. There are plans to create a new visitor centre here.

Real Estate in Dubai Creek Harbour

The Dubai Creek Harbour district offers buyers a wide range of properties. These are mainly apartments with more than one bedroom and a full range of amenities in residential complexes.

There will be many exclusive elite residential communities in the district. Some complexes are already completed, the rest should be finished in 2025-2027. Dubai Creek Harbour is being developed gradually. Each neighbourhood is self-sufficient and has infrastructure necessary for life and comfort.

Significant projects in the area include:

Dubai Creek Residences, a residential complex of six towers which will house about 700 flats with one to four bedrooms ranging from 80 to 200 square metres. The starting price for the properties is 3.2 million AED ($871,000).

Each tower has a gym, adult and children's pools, playgrounds, covered parking, and other amenities. The complex has an enclosed area guarded around the clock. The complex is located near a marina with a yacht club, many shops, cafes, and restaurants.

Creek Edge, two towers (40 and 20 floors) offering turnkey one- to three-bedroom flats with amazing views. The complex will include a swimming pool, a playground, a gym, and yoga areas. Unit prices start at 1.3 million AED (about $350,000). The complex is expected to be finished in the third quarter of 2023.

Creek Edge (Housearch)

Cedar At Creek Beach is a multi-floor residential complex comprising four towers. The property is scheduled to be finished in the third quarter of 2026. Residents will have access to all the infrastructure: a swimming pool with a terrace, recreation areas, a gym, and much more. Cedar At Creek Beach offers one- to three-bedroom apartments ranging from 57 to 157 square metres. These are modern apartments with panoramic windows and spacious balconies. Prices start at 1.2 million AED ($326,770).
