The Springs or The Meadows: Where is the Best Place to Buy a House in Dubai?

The Emirates Living project by Emaar Properties is already 20 years old. It was built in 2003, and to this day, residential complexes here are in high demand among Dubai residents. Remoteness from the noisy city centre and good transport accessibility have made Emirates Living a popular location among buyers with children. The two complexes that are most in demand in the community are The Springs and The Meadows. Let's take a look at their similarities and differences.

Overview

Both communities are low-rise villages with spacious green areas. 

The Springs includes 14 residential areas. Each of them has its own territory with infrastructure. In total, there are more than 4000 flats located in townhouses.

Both residential complexes offer their residents a large green area for walking, playing or doing outdoor sports. Both complexes have shops, restaurants, cafes, fitness centres, and playgrounds.

Both communities provide easy access to Dubai's hubs of city life, such as Dubai Marina, Jumeirah Lake Towers and Internet City. The communities are located close to the Sheikh Zayed Road which links them to the rest of the metropolis.

Finally, in both complexes you can buy spacious housing with high ceilings and large windows, modern design, and quality finishing.

Infrastructure

Both complexes have an extensive and well-planned infrastructure tailored to the needs of families with children and animals. Pets are allowed in the communal areas of the complex. There are specific areas for walking and training.

There are pharmacies and medical clinics in both complexes. Each complex is under 24-hour security. In both communities, there are many places for fans of an active lifestyle: tennis courts, basketball courts, outdoor exercise equipment, swimming pools, jogging tracks. The Meadows is located next to one of the most popular golf clubs in Dubai, Montgomerie Golf Club, which naturally attracts buyers who enjoy this sport.

For children, there are separate zones with pools and playgrounds. This zone in The Springs is called Clubhouse and it includes themed entertainment (for example, tree houses). 

There are shopping centres in each community allowing residents to shop close to home. However, many residents still consider the shopping centre in The Springs as the most convenient and diverse. It has many shops, beauty salons, pharmacies, restaurants and fitness centres, as well as a large Carrefour supermarket and one of the best indoor children's parks in Dubai, Dig It, located on the second level of the complex.

Both communities have educational institutions. There are even several international schools in The Meadows that have been highly rated by the KHDA (Knowledge and Human Development Authority, a local education quality control committee). Residents of The Springs can send their children to the prestigious Dubai British School which offers education according to British standards.

Transport Accessibility

Both communities are part of the Emirates Living area. Residents can quickly get to the key locations of the metropolis. It’s a 30-minute drive to the Dubai International Airport. The Dubai Marina area is just 15 minutes away by car, as well as Palm Jumeirah. You can get to the city centre in just 22 minutes. Since both complexes are located right next to each other, there is just a few minutes’ difference.

Buying a Property

The Springs

The Springs offers buyers two to four bedroom townhouses and several detached villas.

The average cost of a two-bedroom flat is 1,900,000 AED ($517,351). Buying a three-bedroom home will cost 2,900,000 AED ($789,641). The most expensive option with four bedrooms will cost about 4,500,000 AED ($1,225,305).

The Meadows

In The Meadows, buyers can choose between individual villas with three to six bedrooms. There are more housing options here, since the villas have different layouts. Each property has large living and family rooms, a kitchen and storage areas. There are gardens both at the front and the back of each property.

The average cost of a three-bedroom villa is 4,900,000 AED ($1,334,221). For 6,000,000 ($1,906,030) AED you can buy a four-bedroom villa. A five-bedroom house will cost you 7,000,000 AED ($1,906,030). Finally, the most expensive option is a six-bedroom mansion for an average price of 10,000,000 AED ($2,722,900).
