According to Endeksa, prices for luxury real estate in Turkey are increasing. Prices for high-end properties went up by 22.8% between January and July 2023, while the annual growth was 50.5%.
The starting price for a new four-bedroom villa with two bathrooms is 26,832,905 TRY ($1 million). This is enough to buy a house in a gated and secured community with house staff and good infrastructure.
As for the upper limit, it does not exist. For example, the villas in the new luxury community Seba Gölköy on the Aegean coast in Bodrum cost at least 170 million TRY ($6,321,000), while palace-sized mansions with a private marina and a plot of 1000 square metres start from 2 billion TRY ($75 million).
You can also buy an ultra-high-end property in Turkey with a unique history. For instance, a few years ago you could buy the palace which belonged to the Field Marshal of the Ottoman Army Müşiri Zeki Paşa. How Developers Choose Locations for the Best Villas
The Turkish coastline is absolutely fantastic: rocky mountains give way to rolling lowlands, the winding coast forms numerous bays and backwaters, sandalwood groves and coniferous forests surround the cities, and blooming gardens stretch along the roads.
The nature itself suggests great and secluded locations to Turkish developers to build private villas with spectacular views. This might be a plot on a hill with unobstructed views of the sea and the city from a private terrace, or the villa could be near a private bay, surrounded by the mountains. This creates a perfect image of living close to nature and to modern urban facilities at the same time.
In addition, developers choose locations that are close to international schools (not further than a 30-minute drive), marinas, medical centres, shopping malls, and restaurants. For example, you’ll find many luxury villas on the coast of the Büyükçekmece Lake and in the Beylikdüzü area in Istanbul. A luxury village usually has 50 to 60 houses: townhouses with two or three bedrooms, duplexes with three or four bedrooms, and detached mansions with at least four or five bedrooms.
Swimming pools are a must in such communities. As a rule, there are private pools for every villa or duplex, while townhouse owners share a pool with other residents. Turkish developers usually build luxury villas in contemporary European style. The houses have a minimalistic design and are built in a way to complement the surrounding landscape. The owners can enjoy the nature from the panoramic windows, terraces, pools with transparent walls or infinity pools.
